Home owners insurance is a fact of life. Protecting where you live is a necessity that you simply can’t avoid. Paying an exorbitant price for it however is something that you can prevent if you take some time to do your homework, make sure your home is in good repair and do a little comparison shopping to assure a competitive price.
Buying the first home owners policy that is offered to you is much like marrying someone on the first date. It may or may not be a good fit, or something you want to live with.
Spend some time pricing different home owner’s insurance policies. Compare notes on them and consider more than just the cost when you compare them.
What services does this company offer? Do you have the option to stay in a hotel if you’re out of the home for a given number of days? Do you need that option or do you have others.
Some of the items which will affect your policy pricing or which may cause a rise in rates are:
Specialty clauses and inclusions Some companies require you to pay extra for those things that others will include just as a matter of course. These may include things such as flood, tornado, hurricane and other things. Chances are good that if you live in a flood prone area you’re going to want this, but if you live in Alaska, while flood insurance is good bet, tornado insurance probably isn’t a real necessity.
Your homes state of repair, or lack of repair If you’re a reasonable home owner who keeps the home in a good state of repair then you’re probably going to get a reasonable rate. Likewise if you’ve got steps that are broken, no hand rails, and your roof has seen better days, consider sprucing things up a little. Curb appeal works for more than just realty, it does sometimes net you a lower price on your home owners insurance. An unsafe outside means that the insurance company anticipates paying out more and may even refuse to insure you. The best case scenario is that you’re going to pay far more for home owners rates than your neighbor.
