Are you in the process of buying a home? If you cannot afford to pay with cash, which most people can’t, you need to search for a mortgage lender. Even though finding a lender can be simple, locating the right one can be a bit more tedious. But remember that this is a very big decision. It is better to take some extra time and get things right than it is to make a mistake along the way.

Here are five tips for finding the best mortgage lender:

1. Do not jump the gun. You may feel pressured to apply for a mortgage right away. Even though you are probably on some sort of timeline, especially if you already found a home, you still need to be patient. There are many lenders out there, and all of them have something to offer. You have to find the one that most closely matches your wants and needs.

2. Have you done business with a particular mortgage company or bank in the past? If so, you may want to give them first crack at earning this portion of your business. This is particularly true if you have enjoyed your experience up to this point. It is always nice to do business with a lender you have used in the past. This way you are familiar with the way they work, and know that you can trust them to do what they say.

3. The rate is important. It goes without saying that you want to find a mortgage lender that can give you a competitive interest rate. The lower the rate the less money you will pay each month, as well as in the long run. Just make sure that your overall vision does not get clouded by finding the lender with the lowest rate – there are other terms of your mortgage that you also need to consider.

4. Fees. What types of fees do you have to pay to the lender? Are they asking you to buy points as a way of bringing down your rate? Some mortgage lenders have more fees than others. You want to consider all of these. Some you have to pay no matter who you do business with. Other fees will not make any sense.

5. Customer service. Using a mortgage to buy a home, no matter the price, is a big step in your life. Make sure you get involved with a lender that will treat you right. Customer service is a huge deal when it comes to applying for a mortgage.
