Little known Home Buying Tips

When buying a home it is important that you use all of your knowledge. Along with this, you should lean on your agent. The more help you have during the home buying process the better off you are going to be. Although you will want to stick with the basics, for the most part, you don’t want to pass on anything that could benefit you.

Here are three little known home buying tips to consider:

1. You can negotiate more than the price. Most buyers believe that the cost of the home is the only thing that is important. While you will spend most of your time trying to get the best price you can, you also want to think about other things that you can work into the contract. For instance, is the seller going to leave all the appliances? If not, this is negotiable. Along with this, don’t overlook the possibility of writing furniture into the contract. If you like that bedroom set, why not ask for it? You never know when somebody is going to give you something extra to make the deal happen.

2. A swimming pool does not dramatically increase the value of a property. In today’s day and age, there are more properties than ever before that have swimming pools. While this may be something you are interested in, most agents agree that a pool does not change the value of a home in one way or the next. It is a nice feature, but make sure you are not overpaying to get it.

3. Lot size is important. Many home buyers get so caught up in the property itself that they never consider the size of the lot – you don’t want to make this mistake. Not only do you want to know the actual size of the lot, but you should also ask for an idea of where the property begins and ends. This way you know what is yours, as well as what belongs to your neighbor. If you are worried about this, you can pay for a professional to survey your land. This will tell you once and for all how big your lot is and what belongs to you.

If you are shopping for a home, make sure you consider these three buying tips. They will help you save money, and to get the best possible deal. Anything that will put you in better position is something that you want to consider.
